The building, located in the city of Teruel, is typical for Spanish social housing and forms part of a housing complex containing two further blocks due to be renovated in the next years. This particular building contains 10 rented residential units. It is both owned and managed by the regional government of Aragón. The building was erected in 1970 with a traditional construction system: a concrete skeleton with a ceramic, double-leaf facade, an uninsulated pitched roof, balconies, an unheated attic and basement, steel framing and single glazed windows with roller shutters. The building remains in its original condition and has not been renovated since it was built. The building has numerous comfort problems and features a high energy consumption (406 kWh/m2a according to the PHPP calculations), which renters simply could not afford.
The pre-monitoring process and tenant surveys are complete. The EnerPHit certification should be finished soon. Monitoring post-renovation is now underway.
The goal of this retrofit is to achieve the EnerPHit standard through the implementation of Passive House quality components. The building’s facades, roof and basement will be insulated and the walls separating the apartments and the stairwells will be thermally improved. All windows and external doors will be replace and the building‘s airtightness will also be improved. Finally, ventilation systems with heat recovery will be installed in each apartment and the building‘s heating and cooling systems will be renovated.
The energy balance calculation shows savings in heating energy of up to 350 KWh/m2a in the renovated building compared to the original building. These calculations will be compared to the data obtained from monitoring post-renovation within the scope of outPHit.
